MCS is on site at Panattoni Park Reading, delivering a design-and-build project and continuing a successful working relationship following our previous project with Panattoni at Burgess Hill.
The development is located in Theale and will provide two high-quality industrial and logistics units within a single 100,000 ft2 unit, setting a high standard for sustainability and operational performance.
Working with the design team from SGP Architects and BWB Consulting Engineers, we are delivering the project on a 53-week programme running from Q1 2026 to Q1 2027. The scheme includes extensive groundworks, and infrastructure works ahead of construction, including green strip and tree removal, topsoil stripping, significant cut and fill operations and a mix of PCC and green retaining walls.
As the project progresses, we’ll deliver the full design and build package, including steel frames with plant decks, metal decking, concrete floors, roofing, cladding, photovoltaic installation, siphonic drainage, and internal fit out. Our external works will include yards, parking bays, EV chargers and landscaping.
The development has several technical challenges, which our team is skilfully managing. A particularly high water table across the site means all deep excavations require cofferdams and dewatering, while careful coordination is also required as the building is close to existing pylons and overhead cables.
Sustainability is a major focus for Panattoni’s projects, so the development is designed to achieve BREEAM Outstanding and EPC A+ and has a Net Zero Carbon performance target of less than 300kgCo2/2. The building will also include substantial rooftop solar generation through unit 1’s 208kWp and unit 2’s 191kWp roof mounted solar PV installations to reduce operational energy demand.
