MCS starts work on sustainable industrial development at Patchway Enterprise Park

MCS Group has started work on a £12.5 million design and build contract to deliver two high-specification industrial warehouse units at Patchway Enterprise Park in Bristol for Delancey Real Estate, on behalf of its UK pension fund client.

Working alongside the design team of RGP Architects and I&L Consulting Engineers, we are constructing two self-contained units, Ten and Eleven, totalling over 134,000 sq ft of modern industrial space. Our scope includes earthworks, foundations, steel frames, roofing, cladding, photovoltaic installations, internal fit out, external works, landscaping and electric vehicle charging infrastructure.

With sustainability central to the project, both warehouse spaces are targeting EPCA A+ and BREEAM Outstanding ratings. The development will also feature high-performance insulation that goes beyond current regulations, high-thermal-performance glazing, rooftop solar PV systems, and increased rooflight to maximise daylight within the warehouses. The development has also been designed with the future in mind, including active EV charging spaces with the infrastructure requirements to enable charging across all parking areas.

The project will also deliver social value and environmental benefits in line with the client’s requirements. MCS will minimise fossil fuel use on site wherever practical, use renewable energy to power plant and machinery, when possible, reduce waste during construction, and maximise recycling.

As part of the development, we will be supporting the local area by sourcing 30% of our workforce from within 50 miles of the site. Additional workers will stay locally to reduce travel emissions and increase local spending. We will also work with local schools and colleges to provide educational opportunities and support a local charity during the project.
